Acquisitions & Development Criteria
Broad Street Realty Inc. ("Broad Street") is an owner and developer of retail-based and mixed-use properties where we are guided by our obsession of connecting people and places.
Geographic Areas: Primary and Secondary markets within the Mid-Atlantic, the coastal Southeast, select interior markets, and Colorado; college towns within these markets that have at least 10,000 students or are highly selective.
Minimum Acquisition Price: $10,000,000 for income-producing properties or if repositioning/ (re)development opportunity, a total capitalization of at least $10,000,000.
Asset Type: Retail-based properties. We typically underwrite the following: 1) open-air centers with grocery, fitness, discount and necessity retail anchors, 2) mixed-use or multi-use (re)development opportunities(retail/residential/office), 3) lifestyle and big-box centers if repositioning or redevelopment strategy. We will evaluate other retail-based opportunities on a case-by-case basis.
Investment Profile: Value-add to Opportunistic.
Opportunity for Partnership: As a public company, Broad Street Realty can provide sellers with the option of an UP-C transaction, which is very similar to an UPREIT structure. Our partners have found that UP-C transactions provide the additional benefits of increased diversification from our portfolio of existing assets, liquidity through the convertibility of units to common stock and the potential for additional upside through future Broad Street acquisitions and development projects.
