Assistant Controller

Summary

The Assistant Controller ensures that company financial statements are in line with management’s requirements and industry standards. The Assistant Controller prepares financial statements that meet standard accounting principles as well as state and federal regulations. The Assistant Controller will manage payroll, accounts payable/receivable, reconciling accounts, and assisting with financial audits. The Assistant Controller has the task of making sure there are no errors on a company’s balance sheet or on the statements of profit and loss, cash flows or retained earnings.

Essential Duties and Responsibilities

  • Preparing and consolidating financial statements and reports.
  • Assisting with the development and evaluation of budgets and preparing budget reports.
  • Supporting the formulation and implementation of control systems within the organization.
  • Overseeing accounts payable, accounts receivable, and payroll, identifying discrepancies, and reconciling accounts.

Skills and Experience

  • 4-6 years’ accounting experience; at least 4 years’ commercial real estate experience.
  • Management experience preferred.
  • Previous experience as an accountant, assistant controller, or in a similar role.
  • Professional certification such as CPA, CFM, or CMA preferred.
  • Excellent understanding of GAAP and relevant financial accounting regulations.
  • High proficiency utilizing Yardi Voyager or other leading commercial real estate accounting system required.

Summary:

The Administrative Assistant supports the Washington, D.C. brokerage team by undertaking a range of administrative and marketing functions.

Essential Duties and Responsibilities

  • Word processing, spreadsheets and presentations
  • Specific tenant representation duties to include getting licensed in all 3 jurisdictions, lease abstracts, showing space, setting up tours, financial modeling, etc.

Vice President, Asset Management

OPPORTUNITY:

The Vice President of Asset Management is the leader of Broad Street’s portfolio management teams, reporting directly to the Chief Executive Officer. The Vice President of Asset Management will be responsible for maximizing the long-term cash flow growth of each property in Broad Street’s portfolio. This includes working with the Acquisitions team to establish and update a business plan for each property, working with the capital team to create a 10-year plan for each asset that maximizes net present value while minimizing risk and reporting to ownership on the performance of the portfolio. The Vice President of Asset Management will also work with the Acquisitions team to evaluate new acquisition and development opportunities.

Essential Duties and Responsibilities

  • Provide Leadership and Strategic Direction to the asset management team responsible for Broad Street assets with the goal of executing the business plan for each and maximizing Net Operating Income.
  • Provide day to day asset management supervision of some portion of the Broad Street Portfolio
  • Enhance and grow long term asset value of the Broad Street portfolio.
  • Develop, implement, and evaluate existing policies and procedures across the asset management, property management, and leasing departments with the goal of maximizing efficiency and productivity to include master property company calendar)
  • Communicate key portfolio goals to the asset management, property management, and leasing teams
  • Negotiate letters of intent and leases with key tenants in conjunction with leasing team

Skills and Experience:

  •  8 -12 years’ experience in a financial analytics type position; 3 -4 years in commercial real estate with an emphasis in retail markets. Experience in property management/leasing/operations desirable. Public company experience is a plus.
  • Firm understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc. 
  • Ability to comprehend, analyze and interpret various types of real estate documents, including leases, contracts and financial statements. 
  • Fundamental understanding of key aspects of the lease process and leases and their impact on property performance. Experience negotiating with tenants is a plus.

Assistant Vice President, Asset Management

OPPORTUNITY:

The Assistant Vice President of Acquisitions and Asset Management serves a dual role, supporting both the asset management and acquisitions groups, and works closely with senior-level executives in all aspects of the asset management and acquisitions processes. The AVP of Acquisitions and Asset Management will be expected to assist in the sourcing and underwriting of prospective acquisitions including pro forma analysis, market analysis, and detailed due diligence of property financials, leases, plans, engineering and environmental reports, and other key data points. Additionally, the Assistant Vice President of Acquisitions and Asset Management will be responsible for managing individual investments within the Broad Street portfolio.

 

Essential Duties and Responsibilities

  • Assist with portfolio oversight including property performance, leasing activity, market research, and compliance with lender requirements.
  • Participate in lease negotiation with current and prospective tenants in conjunction with the leasing team.
  • Assist with the assemblage of investment memoranda to the firm’s investment committee and investor base.
  • Develop relationships with third party brokers in obtaining market information and uncovering both acquisition opportunities and tenant prospects
  • Analyze historical property income, operating statements, budgets, leases, loan agreements and expenses as well as current market conditions in order to determine financial underwriting assumptions.

Retail Leasing Associate

Broad Street Realty, located in the heart of Bethesda MD is seeking a dynamic and entrepreneurial Retail Leasing Associate, to join the in-house leasing team. This candidate’s primary responsibility will be to lease vacancies within our retail portfolio, comprised of over 2.5 million square feet of shopping center GLA spread throughout the Mid-Atlantic region and Colorado (although they are only responsible for leasing properties in the Mid-Atlantic). Candidate will also be involved with leasing strategy and market research related to new acquisitions and Broad Street’s growing real estate portfolio. In addition to maintaining high occupancy levels in our shopping centers, with a focus on new tenant acquisition and retention strategies, duties for this role include but are not limited to the following:

Senior Asset Manager

Summary

The Retail Leasing Associate is will lease vacant spaces within our commercial portfolio comprised of over 2 million square feet of leasable space. In addition to maintaining high occupancy levels in our commercial shopping centers, with a focus on new tenant acquisition and retention strategies, duties for this role include but are not limited to the following:

  • Take a lead role on all assigned leases and renewals and initiative to source and develop leads

Financial Analyst

Summary:

The Financial Analyst reports to the Vice President of Asset Management and will support multiple functions for all Broad Street Realty assets, including but not limited to asset management, property management, and leasing and at times will work closely with other senior-level executives.   In addition, the Financial Analyst will be expected to assist in the corporate finance needs of the Chief Financial Officer.

Essential Duties and Responsibilities:

  • Assists Asset Managers in the execution of the property-level business plans for Broad Street’s portfolio
  • Financial pro forma cash flow modeling of existing individual assets in both Excel and ARGUS Enterprise
  • Working with property management and accounting to integrate actual property operations with model forecasts
  • Building and maintaining the cash flow models and other asset management models as needed
  • Assisting CFO with SEC filing requirements for financial performance measurements, lender requirements and Key Performance Indicator calculations
  • Financial projections for refinancing requirements
  • Submitting lender draw requests
  • Conduct property-level due diligence and analyses including detailed review of historical financial statements, leases, rent rolls, loan agreements, thirty-party reports, and building plans.
  • Market and industry research and other duties as assigned
