Acquisitions and Asset Management Intern

OPPORTUNITY:
We are in search of a student that is self-motivated, creative and disciplined, seeking to excel in the commercial real estate industry to work alongside our amazing Acquisitions and Asset Management team! The opportunity will afford exposure to analyzing acquisition opportunities including pro forma financial analysis, lease review, and due diligence work.  Additionally, interns will assist with portfolio oversight including property performance, lease activity, market research, and compliance with lender requirements.

QUALIFICATIONS:

  • Interest in the real estate industry
  • Undergraduate junior or senior, or graduate student
  • Strong analytical skills
  • Proficiency in Microsoft (Excel, Word, and PowerPoint)
  • Exceptional interpersonal skills and strong oral and written communication skills

OPPORTUNITY:

Vice President, Asset Management

OPPORTUNITY:

The Vice President of Asset Management is the leader of Broad Street’s portfolio management teams, reporting directly to the Chief Executive Officer. The Vice President of Asset Management will be responsible for maximizing the long-term cash flow growth of each property in Broad Street’s portfolio. This includes working with the Acquisitions team to establish and update a business plan for each property, working with the capital team to create a 10-year plan for each asset that maximizes net present value while minimizing risk and reporting to ownership on the performance of the portfolio. The Vice President of Asset Management will also work with the Acquisitions team to evaluate new acquisition and development opportunities.

Essential Duties and Responsibilities

  • Provide Leadership and Strategic Direction to the asset management team responsible for Broad Street assets with the goal of executing the business plan for each and maximizing Net Operating Income.
  • Provide day to day asset management supervision of some portion of the Broad Street Portfolio
  • Enhance and grow long term asset value of the Broad Street portfolio.
  • Develop, implement, and evaluate existing policies and procedures across the asset management, property management, and leasing departments with the goal of maximizing efficiency and productivity to include master property company calendar)
  • Communicate key portfolio goals to the asset management, property management, and leasing teams
  • Negotiate letters of intent and leases with key tenants in conjunction with leasing team
  • Help provide strategic direction to the in-house leasing team across the portfolio

Skills and Experience:

  •  8 -12 years’ experience in a financial analytics type position; 3 -4 years in commercial real estate with an emphasis in retail markets. Experience in property management/leasing/operations desirable. Public company experience is a plus.
  • Firm understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc. 
  • Ability to comprehend, analyze and interpret various types of real estate documents, including leases, contracts and financial statements. 
  • Fundamental understanding of key aspects of the lease process and leases and their impact on property performance. Experience negotiating with tenants is a plus.

Education:

Bachelor’s degree (BA/BS) from a four-year college or university required. Advanced degree preferred.  Focus in Real Estate, Finance, Accounting, or Economics is a plus. An equivalent combination of education and experience will be considered.

Assistant Vice President, Asset Management

Additionally, the Assistant Vice President of Acquisitions and Asset Management will be responsible for managing individual investments within the Broad Street portfolio.

  • Participate in lease negotiation with current and prospective tenants in conjunction with the leasing team.
  • Assist with the assemblage of investment memoranda to the firm’s investment committee and investor base.
  • Develop relationships with third party brokers in obtaining market information and uncovering both acquisition opportunities and tenant prospects
  • Analyze historical property income, operating statements, budgets, leases, loan agreements and expenses as well as current market conditions in order to determine financial underwriting assumptions.

Skills and Experience:

  • A minimum of 5 years’ experience; 2-3 years’ experience of commercial real estate analysis
  • Understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc. 

Education:

Bachelor’s degree (BA/BS) in Real Estate, Finance, Accounting, or Economics from a four-year college or university required. Advanced degree is highly preferred.

Financial Analyst

OPPORTUNITY:

The Financial Analyst serves a dual role, supporting both the asset management and acquisitions groups, and works closely with senior-level executives in all aspects of the asset management and acquisitions processes. The Financial Analyst will be expected to assist in the sourcing and underwriting of prospective acquisitions including pro forma analysis, market analysis, and detailed due diligence of property financials, leases, plans, engineering and environmental reports, and other key data points. Additionally, the Financial Analyst will be responsible for managing individual investments within the Broad Street portfolio.

Essential Duties and Responsibilities:

Acquisitions

  • Financial pro forma modeling of prospective investments including cash flow and waterfall projections in both Excel and ARGUS
  • Conduct property-level due diligence including detailed review of historical financial statements, leases, rent rolls, loan agreements, thirty-party reports, and building plans.
  • Assist with the assemblage of investment memoranda to the firm’s investment committee and investor base.
  • Develop relationships with third party brokers to obtain market information and uncover both acquisition opportunities and tenant prospects
  • Conduct market research on target markets and trends and headwinds in the industry

Asset Management

  • Execute and refine the property-level business plan for each investment within the Financial Analysts’ portfolio
  • Identify value-creation opportunities through the review of existing tenancy and vacancies, operating expenses, the existing capital stack, and submarket trends
  • Work closely with property managers, leasing agents, project managers, and lease administrators to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals
  • Lead the leasing team in lease negotiation with current and prospective tenants
  • Manage and monitor the loan for each property
  • Report on a regular basis to the executive team on the property-level and financial status of each asset
  • Assist in managing larger construction projects at each asset
  • Create evaluations of properties and sensitivity analyses 

Skills and Experience:

  • A minimum of 2 years’ experience
  • Understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc. 

Education:

Bachelor’s degree (BA/BS) from a four-year college or university required. While a major in finance or accounting is not required, demonstrated quantitative skills is a must.
